Design Phases and Permits
Our three-phase CAD-based design process keeps you informed and in control:
Preliminary Plans – Floor plans and elevations for your review, with the opportunity to make adjustments.
Bid Set – Updated floor plans, elevations, foundation plans, cross-sections, and structural details:
- Provides enough information for a contractor to create a preliminary construction estimate
- Optional: Material list for lumber, steel, trusses, windows, doors, and trim
- Helps you understand project scope and potential costs before moving to permit-ready plans
Permit-Ready Plans – Complete structural details, code notes, and wall bracing:
- PDF delivery with optional large-format copies
- Signed/sealed by on-site engineers if required
Permits Made Simple – Once your plans are finalized, submit them for county approval. We’ll guide you on what to expect so your project moves forward smoothly.
Construction Support
During construction, the Reisterstown Lumber team is available to ensure accuracy and reduce mistakes:
- Field measuring for steel, trusses, windows, and other components
- On-demand guidance from our design team for any questions that arise
After construction and all inspections have been passed, the county will issue a Certificate of Occupancy (CO), officially allowing your space to be enjoyed.
